Our Full Management service is a fully inclusive yet flexible package that can be adjusted to suit your individual requirements. It is ideal for most landlords who are not familiar with the legal aspects of renting a property.


The full management package includes:


  • Free valuation of your property and advice on improvements required prior to rental
  • Project management for any changes required, whether using our recommended local contractors or your own
  • Free caretaking of your property prior to or in between lets
  • Marketing of the property including professional photography (and videography if appropriate) and basic set dressing if required, including accompanied viewings
  • Ensuring you are fully compliant and annual administration of current safety requirements including gas safety, electrical safety, Smoke Alarms/CO monitors, furniture, legionella, Deregulation Act 2015 and the Immigration Act 2014.
  • Selection of a suitable tenant and negotiation of terms that are acceptable to yourself
  • Full credit check of incoming tenant/immigration check/right to rent check
  • Administration of boiler servicing
  • Production of all legal documents pertaining to the tenancy (A one off charge of £250 including VAT is payable at the commencement of any new tenancy).
  • Check in of tenants including obtaining a signed inventory
  • Administration of inventory (carried out by third party company at additional cost)
  • Advising utility companies of change of tenancy
  • Full check in and walk round with tenant at the property to explain the use of heating systems/appliances etc
  • Collection of monthly rent and provision of a monthly statement with copies of all invoices and relevant correspondence, sent via your preferred method
  • Collection of security deposit and registration within the correct legal scheme
  • Property inspection with full report three times per year
  • Responding to maintenance problems on your behalf  including use of our out of hours maintenance teams
  • Use of your own contractors if requested/required
  • Dealing with British Gas Contracts on your behalf
  • Attending the property to meet with British Gas or other contractors when needed
  • Dealing with issues with tenants including the service of legal notices (notices included free of charge)
  • Service of eviction notices if required (notices included free of charge)
  • Advice and assistance on court procedures (Court attendance at additional cost) 
  • Dealing with insurance claims on your behalf
  • Implementing rent increases when appropriate using the relevant legal notices (notices included free of charge)
  • Free processing of tenancy renewals and extensions
  • Check out of tenants
  • Dealing with deposit disputes on your behalf
  • Free advice on the NRL scheme for non-resident landlords
  • Administration of HMRC tax deductions if required
  • Correspondence with accountants if required
  • Access to online interactive landlord system to view real time property information

We only use local, trusted contractors with whom we have a good working relationship with. This means that we can offer you very competitive prices, and we never mark up any maintenance invoices.


We do not charge a management fee when your property is not tenanted.
