There has been much discussion in the media recently over the ASA ruling on 6th March 2013 against Ltd regarding the transparancy of fees. In order to avoid all confusion, on this page we hope to fully explain all the fees involved in taking a tenancy with ourselves, and what they are for.




£300 including VAT Application Fee


This fee is payable at the point of viewing or shortly afterwards, and is used to 'hold' the property (to prevent further viewings from taking place).This fee is non-refundable, even if you fail credit checks. *Unless bad credit is disclosed and an agreement is reached prior to checks taking place

This fee is payable PER TENANCY and is not PER TENANT.


What this includes:


  • Credit checking for yourself and partner/joint tenants *credit checking of guarantor if required is at an additional cost of £30 including VAT.
  • Completion of immigration checks
  • Production of your tenancy agreement/appointment for signing if required
  • Check in to the property including the provision of all relevant paperwork
  • Advising your utility companies (Gas/Electric/Council/Water) of your move into the property

 * We do not charge fees for renewal/termination of tenancy. This is reflected in our initial administration fee.


£ (Varies) One Month Rent in Advance


Before we can check you in to the property, we need cleared funds of one month's rent in advance.


£ (Varies) Security Deposit


Similar to the One Month Rent in Advance, before we can check you into the property, we need cleared funds of the security deposit, which is six weeks rent. This is registered with and protected by The Dispute Service Ltd. (A registered tenancy deposit protection scheme).



£0 Renewal Fees


As of 01/09/2013 we do not charge any fees for the renewal of your tenancy documents, regardless of whether you have another fixed term or whether you go into a periodic tenancy.


£18 including VAT per day plus interest at a rate of 4% over Barclays Bank PLC base rate - Late Rent Charge


If you rent is more than 2 days late, we will charge you a late rent charge, and interest each day until the full rent is received.


£200 including VAT Change of sharer mid tenancy


This fee covers the referencing and production of relevant replacement documents for a new incoming tenant to the property.


£60 including VAT Addition of Permitted Occupier


To add an additional occupier during tenancy as a permitted occupier.


£300 including VAT Early Termination Fee


If you would like to end your fixed term contract prior to the termination date, you will need to pay an early termination fee to cover the landlords costs, in addition to rent and utilities up to and including the day before a new tenant moves in.




There are no fees payable in relation to ending your tenancy. 


A discretionary administration charge of £60 including VAT may be payable if work needs to be undertaken by ourselves to correct damage to the property caused by tenant misuse. 



£30 including VAT: Provision of a reference to a tenancy referencing company


This charge covers our time in providing a reference for your next tenancy.
