We have been involved with Block Management since 1998 and currently have nearly 20 managements ranging from 4 units to 43 units, throughout Bristol, Gloucestershire and South Gloucestershire.


If you own a property within one of our block managements that is tenanted, please note we are able to provide Full Management or Let Only packages at preferential rates. Please contact us for more information.


The block management service is available at reasonable rates and includes:


  • Meeting with owners to discuss requirements of the management and offering a bespoke package to suit those requirements
  • Advising on the creating of a management company and acting as company secretary
  • Assesment of the current budget and management processes
  • Advising on methods of resolving current issues
  • Advising on the Right to Manage Procedure and purchase of freeholds
  • Setting budgets and service fees
  • Arranging, chairing and minuting Annual General Meetings, Directors Meetings and Extraordinary General Meetings as required
  • Production of service fee demands
  • Collection of service fees
  • Chasing of late payments including court proceedings if required
  • Dealing with change of ownerships including the completion of the LPE1 form
  • Dealing with share certificates
  • Dealing with maintenance issues as they arise
  • Dealing with maintenance contracts
  • Dealing with insurance and achieving reasonable rates through our preferred suppliers
  • Ensuring you are fully complaint with current legislation
  • Carrying out health and safety, fire and risk assesments
  • Dealing with insurance claims
  • Attending sites as needed
  • Dealing with incoming and outgoing tenants
  • Arranging and liasing with accountants to produce the annual financial statements
